Long Acres Equestrian Country Estate

The Long Acres Equestrian Estate was developed as an animal friendly Country Estate, to promote and enhance a safe environment for all wildlife, equestrian and outdoor activities. A Farm homestead with space and a country feel, close to the sea.

It is zoned as Residential Smallholdings with primary use : Equestrian Activities and Agriculture. No Commercial Business are allowed. Only Consent use will be approved by Municipality for related business activities.

It is compulsory for all registered Owners to belong to a Home Owner’s Association, with an annual levy payable on the 1 st March. It has an Equestrian Club, that represents riders and develop equestrian activities in Long Acres.

Speed limit is 40 km/h and horse riders have right of way.Estate is not gated but have cameras at 2 entrances for security.

 

The History of Long Acres in Langebaan

In 1992, the old  Vredenburg- Saldanha Municipality approved the development of the Long Acres Country Estate.  It was at that stage not part of Langebaan, being outside the Langebaan town boundaries and therefore serviced by ESKOM.It only became part of Langebaan in the year 2000, when Saldanha Bay Municipality was formed.

The original developers was C.B.D. Developers and launched as a  Country Equestrian Estate. It made provision for 192 ranches/smallholdings of 5 Acres (2 hectare = 10 000 m²), 1 Acre Paddocks(4000 m²) and plots at 600m². The original selling prices were  R105 000 for 5 Acres, R89 000 for 1 Acre and R39 000 for plots.

  There were not much interest and the sales only took of in 1998/1999, when all 1 Acres and plots were also converted into 2 hectare opportunities.

In 2024 vacant land sells for R3 million and established ranches can reach more than R10 million.

Municipal Services to Long Acres

Electricity

Supply for Electricity is direct from ESKOM as well as the maintenance of electrical reticulation. No street lights on Estate, as to fit in with the rural character and developmental conditions.

Sewerage Disposal

Long Acres operates as a closed system where all waste must be retained on the property in conservancy tanks. Waste will be pumped into truck tankers by Municipality and be removed to waste disposal treatment facility. Municipality must be contact for removal.

Water Supply

Boreholes are allowed, rain harvesting or normal  water supply by Municipality.

Refuse Removal

Domestic waste will be removed on Wednesdays.Will be collected at entrance to property.Must be in a wheelie bin provided by Municipality. All other waste removal (pruning, site cleaning or garden refuse ) are responsibility of owner. 

Fire Services

Long Acres is a high fire risk area. No fires are allowed on the Estate. No trees may be cut. Cleaning of alien vegetation  and control of grass growth are the responsibility of owners and removal of it, to limit fire risk.  In case of fire, Municipality will use fire hydrants, provided on the Estate.

Long Acres in Langebaan- Architectural Guidelines

Development Conditions

  • Street Boundary : 20 m
  •  Side & Rear Boundaries : 10 m
  •  Stables must be freestanding, limited to 4 per property
  • Barn with stables may not exceed 200 m²
  • Greenhouse or mini-tunnel may not exceed 30m²
  • Outbuildings and main dwelling may not exceed 900m² total floor area
  •  Boundary walls may not exceed 1,8m high
  • Boundary fence – white treated split poles or wire fence (1,5m high) allowing free movement of wild animals
  • All building must be completed within 1 year from start of construction.

Building Design Regulations

Style: Contemporary Cape Dutch Style

  • Height : Single storey- 6,5m
  • Double Storey- 8m high
  • Roof:  pitched between 30 and 45 degrees, with slate, fibre cement tiles , corrugated iron or thatch finish in green, black or charcoal
  • Windows & shutters: timber or aluminium (white, green, charcoal)
  • Doors: Cottage panel style doors
  • Pergolas & stoeps – brick, timber or gum poles
  • Walls: plastered, painted masonry  or natural calcrete stone- no bagged brickwork
  • Parapet walls
  • Gutters and plumbing concealed
  • Not more than 4 garage doors visible with maximum of 8  garages per property
  • All plans must be first approved by HOA before submitted to Municipality
