Calypso Beach in Langebaan is located close to Club Mykonos Resort, is a beachfront development, 2km from shopping centres and private schools and a 24 hour security estate with access control.
The Estate has 338 properties. Direct access to the beach and provides harmonious,aesthetically pleasing coastal living in this upmarket neighbourhood. It has a Homeowners Association, Architectural Design and Development Manual with a monthly levy of R890(2023/24) per erf.
Average erf size is 350 m², creating multi storey dwellings. All properties are privately owned and only has 10 % vacant erven left.
The History...
After the sold out success of the The Waterfront and Paradise Beach Developments by Club Mykonos, the Board decided to venture into more residential developments and made the last section of beachfront property on the Langebaan Lagoon available for residential development. Calypso Beach was launched in 2000 and consisted of 2 phases. On launch, beachfront plots sold for R349 000 and today the same vacant stands are priced over R5 million. Other plots in the second row sold for R79 000 (transfer included).
On the one side of the property, an existing dune had to be stabilized for housing opportunities and special height of 11,5 meters was created to even out the aesthetic appeal. Boardwalks were created and several access points to the beach. After all infrastructure were installed, the first transfers took place in 2002, creating one of the most sought after luxury neighbourhoods in Langebaan.
The Architectural Guidelines of Calypso Beach in Langebaan
- Coverage : 60%
- Height Restrictions – single storey 4,5 meters. Double storey -7,5 meters with 11,5 m height allocated only to certain beachfront erven (closer to Club Mykonos), because of preexisting dune.
- Maximum 30 degree sloping roofs, with no reflecting materials allowed
- Flat Roofs allowed – but must be concealed behind parapet walls
- Exposed plumbing must be screened from external view.
- TV aerials, satellite dish and solar panels must be concealed within roof space.
- No steel frame windows allowed.
- Only internal mounted burglar bars allowed
- Single storey allowed on zero building line with no boundary wall windows
- All external walls must be smooth plastered and stone walls are allowed
- Boundary walls maximum of 2,1 meters, plastered ( no bagged finishes allowed) and built with bricks.
- Garages setback of 5 m from street boundary and must form part of overall architectural design
- No building may be erected on stilts or columns with open void beneath building. No A-frame or log cabin design allowed.
- All dwellings must have enclosed area for refuse bins and washing lines.
- No porta pools above ground level, prefered natural settings
- Colours: White, Light Blue,Grey, Turquoise, Khaki, Terracotta and Dusty Pink
