Homeowners

As a new homeowner and assumed that transfer did take place, it is important to make sure of the following:

  • New Municipal accounts has been opened and deposits has been paid to Municipality
  • Make sure that meter reading has taken place to determine your start-up account reading. Contact Municipality at 022 -707 5000 or www.sbm.gov.za
  • Make sure that you have insurance cover for building from transfer and content from occupation.
  • Langebaan receives home post-delivery – so make sure that you change address for all accounts and 
  • Security – Change alarm codes and locks on doors or sign up with security provider (Security in Langebaan)
  •  Make sure that you get all your compliance certificates- gas installation, electricity, plumbing, etc. and all guarantees from previous owner

Tenants

  • After lease has been signed and you have taken occupancy, make sure that you do detail inspection of premises and take photos of all defects and report it within 7 days to landlord or rental agent
  •  make sure you receive rules and regulations or home Owners Association
  • Allocated parking for you and guests

All your stuff is finally at your new home. Most of it is unpacked. Your new house is starting to feel homely- now it is time to feel at home in Langebaan. So how do I meet the locals and make new friends.
