  4. Final Sketch Plan (3 weeks) -Receive final Sketch Plan and Schedule of Finishes and Budgetary Allowances. Inspect and make sure everything is to your satisfaction. You and Architect must sign drawings to indicate approval. If located in a development/complex, these plans need to be presented to the Scrutiny Architect or Homeowners Association, for approval.
  5. Council Drawings (3 weeks) – Architect can now proceed with detail designs for Council approval. This includes sections, elevations, levels, electrical layouts, drainage layouts, engineer design, etc. Once you are satisfied, you will have to sign all plans as owner to submit to Council for approval.
  6. Council Approval (6 weeks or more) depending on plans submitted. Plans can also be rejected for alterations or refer to the Esthetic Committee for oversight opinions by Panel of Architects. Plans are circulated to all departments in Council ( Engineering, Town Planning, Building Control, etc.) for approval. Building Plan costs must be paid, when submitted to Council.

Building in Langebaan - Appoint your Builder

After Building Plans were approved with Council, it is time to select your Builder.  You need to distribute your approved plans to construction companies to tender . Also inspect their sites and completed dwellings. Discuss tenders received with your Architect to make the right choice. The lowest is not always the best. The tender cost will form the basis  of the building agreement you need to sign with your builder. Make sure you are covered with time frames and penalty clauses.

It is a legislative requirement that every builder must register the project with the NHBRC.  The cost of enrolment is on average 1,3% of your land cost and building cost and Builder  must have a NHBRC certificate for the project, before any building starts. The cost will be for the owner’s account and builder will request payment soon after signing. Now you ready to Go!

Expect time frames from 3 to 6 months on single storey buildings and up to 9 months for double, depending on weather conditions.

You must insist on a predicated cash flow drawdown for the construction period and need to receive monthly drawdown certificates from your Builder for work done, as per agreement. If you have a project manager, he should sign for approval to cover yourself that work is on schedule.

Make sure that Construction team always adhere to Environmental Rules, cleaning of site , building site footprint and Health and Safety Regulations.

When building is finished, inspect your new home well and compile snagging that needs to be rectified. Builder will request Occupation Certificate from the Municipality on your behalf. Once you have the Occupation Certificate, you may apply for connection of water, electricity services and waste bin from Municipality. Deposits must be paid to open an account.  All done, you will sign your “happy letter”, do final payment and receive the keys of your new home in Langebaan, from your builder.
